International Property Buyers In Spain, Who, Why And Where?

It is common knowledge that Spain’s housing market is heavily influenced by international buyers, especially in tourist hot spots such as the Costa Blanca. But who are these buyers and what are they buying?

Where are international property buyers coming from?

The nationality of the top 5 international buyers hasn’t changed significantly over recent years, these being British, Dutch, Belgians, French and Germans, however coming in 6th place are the Americans who have started to buy in Spain in increasingly large numbers recently. From direct discussion with some of these American buyers the main drivers for them seem to be the strong dollar vs euro, the cost of medical care in the USA and the political instability / division in their home country.

Who are they and why Spain specifically?

Well over 75% of these international buyers are aged over 55 years old and are either retired or are soon to be retired. Their main drivers for choosing Spain over other countries are – the quality of life, the relaxed pace and of course the great weather that the county enjoys. There is an even split between buying for a permanent abode or a holiday home, however many buyers who initially buy a holiday home make the switch to permanently live in Spain in a few years.

So, what are these international property buyers looking for in their new Spanish home?

It’s no surprise to find out that buyers want outside space, they are moving to Spain for the outdoors lifestyle, so their property is to have a terrace or garden. A swimming pool, either private or communal, is high on these international buyers’ wish list. Also, they are also looking for convenience, they would like to be able to walk to local amenities and of course the local beach. The type of property favours houses/villas against apartments, with over 60% of international buyers preferring a house/villa, this is probably because of the greater outdoors space available with such properties.

In Summary

In summary, Spain is, and probably will always be, a very attractive place for international buyers. The recent tourism protests may have an impact in the attractiveness of some cities (especially those with cruise terminals) but generally the weather, the slower pace of life and the cosmopolitan culture of the Costas will always be a huge draw to international buyers.
